The Town of Golden Beach Building and Zoning Department at 100 Ocean Boulevard is a unique municipality where the Building Department has suspended walk-in service and operates exclusively by appointment only. Permit documents are submitted to onlinepermits@goldenbeach.us and inspection requests to inspections@goldenbeach.us with a 24-hour cutoff at 12:00 PM the day prior. Inspections are available only on Tuesdays and Thursdays. Golden Beach is entirely within a coastal flood zone requiring strict Zone 1 Floodplain Construction Requirements compliance on every project. Once a permit is approved, the applicant has only 60 days to pick it up and pay the fee before it is destroyed. Work must begin within 180 days of permit issuance, and inspections cannot be scheduled more than 180 days apart. The contractor must first obtain the folio number from the Miami-Dade County Property Appraiser before applying for any permit. A Building Regulation Advisory Board meets monthly and oversees building code compliance for the town.
At Concord Crest Real Estate, we manage your complete Golden Beach building permit application by appointment through the online portal, coordinate all Miami-Dade County agency approvals, and track every review cycle until your permit is issued.

If you need a Golden Beach building permit, we help you get it done correctly the first time.

Golden Beach has the most operationally unique permitting process in Miami-Dade County. By-appointment-only access, inspections only on Tuesdays and Thursdays, a 60-day permit pickup deadline that permanently destroys unapproved packages, and total coastal floodplain compliance on every project — these requirements stack in ways that delay most applicants before any review begins.
We know:
We have helped hundreds of South Florida projects move forward and we are ready to help yours.
The Building Department is by appointment only with no walk-in service. Schedule through the online calendar at goldenbeach.us. Submit permit documents to onlinepermits@goldenbeach.us. Obtain the folio number from the Miami-Dade County Property Appraiser before your appointment. Contact the Building Department at 305-932-0744. We manage the full process on your behalf.
Permits not picked up and paid for within 60 days after approval are permanently destroyed. The Building Division contacts applicants by phone once the permit is approved. Missing that window means the entire application must be filed again from the beginning. We monitor all approved permits and coordinate pickup well within the 60-day deadline.

We submit your Golden Beach building permit completely and correctly the first time.
