The Town of Davie Building Division switched to a brand new permitting system in January 2026. All permit applications are now submitted through the Online Application Submittal (OAS) portal, and plans are uploaded separately through ProjectDox. As of March 2026, only the updated Broward County Building Permit Form is accepted. Broward County Environmental Protection Division (EPD) approval and Elevator approval must both be received before a permit can be issued. A Notice of Commencement must be recorded before any project valued over $2,500 can receive its first inspection.
At Concord Crest Real Estate, we manage your complete Davie building permit application through the OAS portal, coordinate all county agency approvals, and track every correction cycle until your permit is in hand.

Yes, for any project valued over $2,500. The Notice of Commencement must be recorded and posted at the job site before the first inspection. Inspections will not be approved without it. We handle the recording as part of your permit package.
A permit expires if work does not start within 180 days of issuance, or if work stops or no inspection is called within 90 days of the last inspection. Renewal within 90 days of expiration costs 50 percent of the original permit fee. Renewal after 90 days costs 100 percent. We monitor your active permits and flag expiration risks before they become a problem.
